Sunrooms start at $20,000. The size of the room, a glass or solid roof, the foundation it sits on, and extras like lighting, fans and a mini-split all move the number. After the design you get one fixed written price for the whole job, foundation to finished room.

Sunrooms we’ve added

Three Four Seasons rooms we built: a large solid-roof room in Vista on a new slab level with the house floor, a solid-roof room fitted into the back corner of a house in Mira Mesa, and a glass-roof room on an existing patio slab in Fallbrook.

Glass roof, solid roof or conservatory

The roof decides how the room feels and how you’ll use it.

A glass roof makes the brightest room in the house and puts the sky overhead. On a south or west wall in San Diego it can get warm in the afternoon, so we look at shading, venting and a fan before we pick it.

A solid, insulated roof gives you a room you use like any other room, all year. Skylights bring back some of the light. It suits a home office or a family room.

A conservatory is the classic many-sided glass room with a domed roof. It suits a garden view and a house with the space to carry it.

Sunroom or room addition?

A sunroom is lighter and faster to build than a full room addition, with large windows and a simpler structure. If you want a bedroom, a bathroom or a room with heating and cooling tied into the house, a room addition may be the better fit. We’ll price both if you’re not sure.

The homeowners in Mira Mesa first called us about drywall. They wanted more living space and had been quoted over $300,000 for an addition, so we suggested a sunroom built to fit the back corner of their house. It gave them the extra space for a fraction of the cost of an addition. Here’s how it came out.

Permits, HOA and the schedule

An enclosed sunroom usually needs a building permit, and many communities also want HOA approval. We draw the room on your house, submit the plans and schedule the inspections. City review comes first, so we set the construction dates once the permit is issued and put them in writing.

How much does a sunroom cost in San Diego?

Our sunrooms start at $20,000. Size, the roof type, the foundation and electrical work are the biggest variables. Permit and plan-check fees are billed separately.

Do I need a permit for a sunroom?

In most cases, yes. An enclosed room attached to the house is reviewed by the city or the county. We prepare the drawings and handle the permit as your licensed contractor.

Will a sunroom get too hot?

It can, if it’s all glass and faces the afternoon sun. An insulated roof, the right glass, venting and a ceiling fan keep it comfortable. We’ll suggest a roof for the side of the house it’s on.

Can you build a sunroom on my existing patio or deck?

Often, if the slab or deck can carry it. We check the foundation at the first visit. Some rooms need new footings, and that goes into the price before you sign.
